How it works

Three steps, and one honest answer at the end.

01

Search a property

Enter a Montana address, a parcel geocode, or a coordinate pair. We identify the parcel from the state cadastral framework and show you the record — acreage, county, legal description, boundary on a map — so you can confirm it is the right one before going further. Where several parcels match, you choose.

02

Tell us what you are considering

Building a home is a different question from putting up a barn, running cattle, or subdividing. We ask because it changes which findings we lead with and how we explain them. "Buying land — not sure yet" is a perfectly good answer and the one this product was built for.

03

Read the free snapshot

You get a preliminary outlook and the real headline findings immediately, at no cost and without an account. Not a teaser — if the parcel overlaps a mapped wetland or the soils flag a septic problem, the free snapshot tells you so.

04

Unlock the full report if it is worth it to you

The complete report adds the reasoning behind every finding, what to do next, the specific county offices with jurisdiction over your parcel, the full source appendix with each dataset's limitations, and the Build Complexity breakdown. $49, one property, one payment.

What you will not get

  • A verdict. We do not tell you whether to buy a property, and we do not tell you a property is buildable — no dataset can establish that.
  • A guess dressed as a fact. Where a county publishes nothing, we say so and give you the phone number.
  • A single score you are supposed to trust blindly. Every point traces to a finding you can read.
  • A replacement for professionals. The report is designed to make a site evaluator, surveyor, engineer or title officer cheaper and faster to use — by telling them where to look.
